Overpricing Your Florida Keys Home? Here’s How Much It Could Cost You

“I don’t have to sell, so let’s start a little higher and see what happens.”

I’ve heard that from plenty of homeowners here in the Florida Keys, and I understand the thinking. Your property is valuable, you’ve invested a lot into it, and naturally, you want to walk away with the best possible price.

Here’s where I encourage sellers to be careful. Overpricing your Florida Keys home can cost you serious money, especially when your listing misses that first wave of buyer interest.

I’ve looked at actual sales data from right here in the Middle Keys, and the difference is worth paying attention to.

Your First 30 Days on the Market Are a Big Opportunity

There’s a lot happening behind the scenes when your home first goes up for sale. Buyers who’ve been searching for months see the new listing, their agents receive updates, and people start comparing your property against everything else available.

That early exposure is valuable, and your asking price plays a huge role in how buyers respond.

In my review of Middle Keys sales during the 12-month period ending in October 2026, approximately 27% of recorded sales occurred within the first 30 days. Those properties sold for an average of 96% of their original asking price.

That’s a strong result, and it helps explain why I spend so much time discussing price before we put a home on the market. So, what happens when a property takes considerably longer to sell?

The $110,000 Difference Sellers Should Pay Attention To

In that same Middle Keys sales analysis, properties that took 120 days to sell received an average of approximately 85% of their original asking price, compared with 96% for those sold within the first 30 days.

Here’s what those percentages look like on a $1 million original asking price:

Selling timeline Average percentage Equivalent sale price
Within 30 days 96% $960,000
120 days 85% $850,000

That’s an illustrative $110,000 difference. The percentages come from my local sales analysis, while the dollar amounts simply show how they would translate to a $1 million original asking price.

Of course, every property has its own circumstances, and these averages don’t prove that a longer listing period caused a lower sale price. They do show why it’s worth taking your initial asking price seriously.

Why Starting Too High Can Backfire

One of the most common things I hear is, “Nate, buyers can always make an offer, and we can lower the price later.”

I understand that approach, but there’s a problem with it. Buyers are comparing your home with other available properties, and a price that’s too far above the competition can discourage them from scheduling a showing in the first place.

As weeks pass, the conversation can change. Buyers notice the days on market, see previous price reductions, and begin wondering how much negotiating room you have. Meanwhile, some of the people who were interested when your listing first appeared have moved on to other homes.

A price reduction can absolutely help bring fresh attention to your property. The challenge is recovering the momentum you had when the listing was brand new.

Your Waterfront Features Deserve the Right Price

Pricing a home in the Florida Keys takes some real local knowledge. Two properties can have similar square footage and completely different values once you look at the waterfront, boating access, and overall condition.

For example, a canal-front property in Key Colony Beach with a private dock and convenient access to open water can attract buyers with very specific boating priorities. Over on Duck Key, the property’s island location, canal characteristics, waterfront improvements, and views can create another set of pricing considerations.

Here are some of the features I pay particular attention to:

  • Water depth and boating access: How easily can a boat reach open water, and what limitations exist along the route?
  • Dockage and seawall: What condition are they in, and what improvements have been made?
  • Rental possibilities: What rental rules apply to the property, including local and association restrictions?
  • Condition and insurance considerations: How might the roof, storm protection, elevation, and maintenance history influence buyers?
  • Nearby competition: What similar properties are currently available, and how does your home compare?

These details influence what buyers are willing to pay. My job is to understand your property’s strengths and make sure the asking price reflects them.

How Do We Find the Right Asking Price for Your Florida Keys Home?

Before recommending a number, I want to see how your home fits into the market. That means looking closely at what has sold, what buyers can purchase today, and what makes your property stand out.

I generally focus on three things:

1. Recent Sales That Actually Compare to Your Property

A nearby home selling for a certain amount gives us a starting point, but we need to look at its condition, location, waterfront features, and other differences. Your property’s value deserves a more careful evaluation than a simple price-per-square-foot calculation.

2. The Homes You’re Competing Against

I also review available Florida Keys properties to see what buyers are comparing. A home with similar features at a more attractive price can influence how much attention your listing receives.

3. Your Home’s Individual Features and Value

For a closer look at where your property stands, you can request a Florida Keys home valuation. Share details about your home’s condition, upgrades, and special features, and we can use that information to begin a property-specific pricing conversation.

Once we understand these three areas, we can develop an asking price that supports your goals and gives buyers a compelling reason to take a closer look.

Let’s Get Your Florida Keys Home Priced Right From Day One

I’ve always measured a successful sale by the final result. A beautiful listing, great photography, and strong marketing all help attract attention, and the right asking price brings those efforts together.

Your home deserves a strategy built around its actual features, the competition, and what buyers are willing to pay. That’s how we give your property a strong start and put ourselves in a better position when the offers arrive.

FAQs About Overpricing Your Florida Keys Home

Can I start with a higher asking price and lower it later?

Yes, although starting too high can limit early interest and lead to a longer selling timeline. I prefer to evaluate comparable sales and competing listings before choosing the initial price.

How do I know whether my Florida Keys home is overpriced?

Limited showings, consistent buyer feedback about price, and competing properties attracting more interest can all be useful signals. We should review those signs alongside recent sales and your home’s individual features.

Does waterfront access increase my home’s value?

Waterfront characteristics can have a substantial influence on value. Dockage, canal depth, boating routes, views, and the condition of waterfront improvements all deserve careful consideration.

How can I find out what my Florida Keys home is worth?

Start with a property-specific valuation that considers recent comparable sales, current competition, condition, location, and waterfront features. You can submit your property details through my home valuation page to begin that process.
